Who to call

  • A New Jersey-licensed commercial broker. Confirm the license on the NJ Real Estate Commission licensee search.

  • Someone who will put the fee, term and exclusivity in a written listing agreement. New Jersey law requires a signed writing to collect a commission (N.J.S.A. 25:1-16).

  • Someone who markets to both investors and owner-users, and who will share the fee 50/50 with a buyer’s broker so your building is shown widely.

  • Jonathan Libock at AcreX: principal broker, published fees, free written opinion of value. Call (201) 694-6463.

What to have ready when you call

  • Address, size, year built and lot size

  • Current leases, rent roll and two to three years of expenses

  • Recent tax bill and any environmental reports

  • Your timeline: as-is sale, 1031 exchange, or sale-leaseback

Questions owners ask

Who should I call to sell my commercial building in NJ?

Call a New Jersey-licensed commercial broker who will give you a written opinion of value, put the fee in writing, and market the building to both investors and owner-users. AcreX’s principal broker is Jonathan Libock at (201) 694-6463.

Do I need a commercial broker or can my residential realtor sell it?

A New Jersey residential agent may list commercial property only if they are licensed and competent for the assignment. Commercial deals involve leases, NNN expenses, bulk-sale notices and often environmental review; most owners use a commercial broker for that work.

What should I ask before I hire a broker?

Ask for a written opinion of value, the fee in writing, who will market the property, how buyer brokers are paid, the listing term and cancel rights, and recent similar sales the broker has handled. Start with how to choose a commercial broker in NJ.

How much will a broker charge to sell my building?

AcreX charges 5% up to $5M, 4% on the part from $5M to $10M and 3% above $10M, with a $10,000 minimum, split 50/50 with the buyer’s broker. In New Jersey commissions are negotiable.

Can I get a free opinion of value first?

Yes. AcreX gives a free written broker opinion of value within 5 business days. It is a broker’s opinion, not an appraisal.
