A building with warehouse or light-industrial space plus office or showroom finish in the same structure. Buyers and tenants often want drive-in or dock doors, decent clear height and usable office percentage.

How do I sell a flex building in NJ?

Same steps as other commercial sales: opinion of value, documents, written listing, marketing to owner-users and investors, then contract and closing. See how to sell commercial property in NJ.

What do flex tenants look for?

Door count and type, clear height, power, parking, office finish percentage, and highway access. Northern NJ industrial asking rents averaged $16.36/SF NNN in 3Q 2026 (Newmark).

Should I sell or lease my flex building?
