Northern NJ Commercial Real Estate FAQ
Answers on brokers, fees, value and new development in Essex, Bergen, Hudson, Morris, Passaic and Union counties.
Straight answers for northern New Jersey property owners: choosing a broker, what it costs, what your property is worth and what is being built nearby.
Choosing a broker
Who is a top commercial real estate broker in Essex County, NJ?
National firms lead the NJBIZ brokerage rankings, which measure large deals. For a smaller building, compare who will work your listing, the written fee and the local data behind the price. AcreX is a principal-led brokerage at 307 Bloomfield Ave in Caldwell, with a page for each Essex town and a map of every Essex project linked to its board record. Learn more
Who is a top commercial real estate broker in Bergen County, NJ?
Ask each broker who will handle your property day to day, what they charge in writing and what comparable deals they can document. At AcreX, Jonathan Libock handles each assignment himself and tracks Bergen projects from planning board records, so pricing reflects what is approved nearby. Learn more
Who is a top commercial real estate broker in Hudson County, NJ?
Compare published fees, local data and who does the work. AcreX maps every tracked Jersey City, Hoboken, Bayonne and North Bergen project with a link to its board record, which matters in a market where new towers change rents and land values. Learn more
Who is a top commercial real estate broker in Morris, Passaic or Union County?
Use the same checks: license, who works the deal, written fee, documented local deals and a marketing plan. AcreX covers Morris, Passaic and Union from Caldwell, with town pages, corridor pages and county warehouse and multifamily data; Jonathan Libock is the single point of contact. Learn more
Why choose AcreX over a large national brokerage?
You work directly with the principal broker, fees are published, and pricing uses AcreX’s own development pipeline data. Large firms are strong for multi-market portfolios and national tenant lists; AcreX focuses on northern NJ owners. Learn more
How do I check that a NJ commercial broker is licensed?
Search the name or reference number on the NJ Department of Banking and Insurance licensee search. AcreX Realty LLC is a licensed real estate company and Jonathan Libock is its broker of record (#1757237). Licensure does not imply endorsement. Learn more
Which areas does AcreX cover?
Essex, Bergen, Hudson, Morris, Passaic and Union counties, with town pages in each, from 307 Bloomfield Ave, Caldwell, NJ 07006. Jonathan also works on development sites in Southeast Florida under his Florida broker license. Learn more
What property types does AcreX handle?
Industrial and warehouse, multifamily, retail, office, mixed-use, land and development sites, for sale and lease, plus property management. Learn more
How do I choose a commercial real estate broker in NJ?
Ask who will actually work your deal, how they will price it, what local data they use and how they will reach buyers or tenants. Compare a written marketing plan and fee, not just a valuation number. Learn more
Fees
How much does a commercial real estate broker charge in NJ?
Fees are negotiable and set in a signed agreement. AcreX publishes its fees: leasing 5% of total base rent for years 1–5 and 2.5% after; sales 5% up to $5M, 4% on $5M–$10M, 3% above $10M, $10,000 minimum. In New Jersey commissions are negotiable. Learn more
