AcreX vs a traditional commercial brokerage in NJ
Published fees, the principal broker on every listing, weekly reports and a 90-day exit. What that means for an owner.
Traditional firms bring large teams, long track records and national tenant and buyer lists. AcreX is newer and smaller. Here is what that means for an owner, line by line, so you can decide.
How AcreX works
Fees — Ask any broker: Is there a written fee schedule?; AcreX’s answer: Published: leasing 5% (2.5% after year 5), sales 5% / 4% / 3%, management 3–8%
Who does the work — Ask any broker: Who will work my property day to day?; AcreX’s answer: Jonathan Libock, principal broker, on every listing
Reporting — Ask any broker: How often will you report, and what’s in it?; AcreX’s answer: Weekly owner report: showings, inquiries, feedback, next steps
Response — Ask any broker: How fast will you reply?; AcreX’s answer: Within 2 business hours
Contract — Ask any broker: How long is the term, and how do I get out?; AcreX’s answer: 6 months; cancel on 30 days’ notice after day 90
Market data — Ask any broker: How will you price my property?; AcreX’s answer: Submarket rents on every page, a live pipeline map and a written opinion of value (not an appraisal)
Size and history — Ask any broker: How long have you been doing this, and with whom?; AcreX’s answer: A newer, smaller firm; a decade in commercial real estate; licensed broker in NJ and FL; no awards claimed
Of the firms ranking in search for “NJ commercial real estate broker” that we checked on November 2, 2026, none published a fee schedule on its website. That is an observation about websites, not about the quality of any firm.
When a large firm may fit better
If you need a national tenant network for a 500,000 SF building, a portfolio sold across several states, or capital-markets debt placement, a large firm may fit. If you want the broker you hire to do the work and to see every number, talk to us.

Questions owners ask
Is a smaller brokerage worse for selling my building?
Not necessarily. Most buyers and tenants reach a property through listing services and other brokers, which any licensed broker can use. A large firm’s national network matters most for very large or specialized properties.
Are commercial broker fees negotiable in NJ?
Yes. In New Jersey commissions are negotiable. Ask every broker for a written fee schedule, including the split with the other side’s broker.
Can I cancel a listing agreement?
It depends on what you sign. AcreX’s listing agreement runs 6 months and can be cancelled on 30 days’ notice after day 90. Read any agreement’s term, cancellation and protection-period clauses.
How do I check a broker’s license in NJ?
Use the NJ Real Estate Commission’s licensee search on the Department of Banking and Insurance website. It shows the licensee, the employing broker and the license status.
