Frequently asked questions
How much is my industrial building worth?
A common starting point divides net operating income by a market cap rate. At the Matthews Q3 2026 average of 6.36%, $100,000 of NOI implies about $1.57 million. Condition, tenancy and location move the real number.
Should I sell vacant or leased?
A building with a long lease to a strong tenant is usually valued on its income; a vacant one also appeals to owner-users. AcreX can model both.
Who pays the broker when I lease my building?
It depends on the listing agreement you sign. In New Jersey a broker can only enforce a commission agreement that is in writing (N.J.S.A. 25:1-16), so the fee, who pays it and when it is earned should all be spelled out before marketing starts. AcreX explains its fee structure in the consultation.
