Frequently asked questions
How much should I lease my warehouse for?
Start from your Newmark submarket average, which ranged from $13.77 to $19.50/SF NNN in 3Q 2026, then adjust for class, clear height and features. The estimator on this page shows the math.
Who pays the broker when I lease my building?
It depends on the listing agreement you sign. In New Jersey a broker can only enforce a commission agreement that is in writing (N.J.S.A. 25:1-16), so the fee, who pays it and when it is earned should all be spelled out before marketing starts. AcreX explains its fee structure in the consultation.
What does NNN mean?
In a triple-net lease the tenant pays its share of property taxes, insurance and maintenance on top of base rent. Newmark reports northern NJ industrial asking rents on an NNN basis.
