Frequently asked questions
What is landlord representation?
A broker who works for the property owner to price, market and lease the space, and to negotiate the lease terms on the owner’s side.
What are warehouse rents in northern NJ right now?
Newmark reports a Northern NJ average asking rent of $16.36/SF NNN with 5.7% vacancy in 3Q 2026. Submarkets range from $13.77/SF (Bergen Northeast) to $19.50/SF (Hudson Waterfront).
Who pays the broker when I lease my building?
It depends on the listing agreement you sign. In New Jersey a broker can only enforce a commission agreement that is in writing (N.J.S.A. 25:1-16), so the fee, who pays it and when it is earned should all be spelled out before marketing starts. AcreX explains its fee structure in the consultation.
How long does it take to lease a warehouse?
It varies with size, condition, price and the submarket’s vacancy. Tight submarkets such as Bergen Northeast (1.9% vacancy) or Union Central (3.6%) usually have more tenants competing for less space than Hudson Waterfront (8.4%). Newmark 3Q 2026.
