1. The AI-researched pipeline database and map
The AcreX NJ pipeline map plots hundreds of New Jersey development projects found in board agendas, minutes and resolutions. Each project links to its public source. The data lives in a public Google Sheet and the map reads it live. As of October 24, 2026 the sheet lists 508 multifamily projects in the six counties AcreX covers.
2. The property estimator
The estimator turns Newmark’s 3Q 2026 submarket rents, the Newmark Class A to B spread and the Matthews cap rate into a rent and value range, and lists the building features that could move your number. Every figure it uses is cited, and factors with no published figure are shown without a number.
What AI does and does not do here
It speeds up finding and summarizing public records; a person checks the facts and sources.
It does not set prices or replace a broker opinion of value, an appraisal or legal advice.
The estimator runs in your browser and does not store what you type.

Frequently asked questions
What is AI-driven commercial real estate?
At AcreX it means using AI-assisted research to track development and market data faster, with a broker checking the results and advising clients.
Where does the pipeline data come from?
Public municipal planning and zoning board records; each project links to its source.
Is the estimator an appraisal?
No. It is a quick range for discussion. Request a broker opinion of value for a real number.
