  • Residential security deposits are held in an interest-bearing account at a New Jersey bank, with written notice to the tenant within 30 days, and are capped at 1.5 months’ rent (N.J.S.A. 46:8-19 and 46:8-21.2).

  • Collecting rent for others is licensed brokerage work in New Jersey (N.J.S.A. 45:15-3), so AcreX does it under its broker license.

  • Records of all funds are kept for at least six years (N.J.A.C. 11:5-5.4).

Questions owners ask

How much does a commercial property manager charge in NJ?

Commercial management in New Jersey typically costs about 3–5% of collected rent (Property Perfected). AcreX charges 3% for industrial, 4% for office and 5% for retail and mixed-use.

Why do houses and small buildings pay a higher percentage?

The work per dollar of rent is higher: more tenants, turnovers and repairs relative to the rent collected.

Is the fee on gross or collected rent?

AcreX charges on rent actually collected, so there is no fee on rent a tenant doesn’t pay.

Can I pass the management fee through to NNN tenants?

Often, if the lease allows it as part of operating expenses or CAM. Check your lease.

Does AcreX manage properties itself?

Yes. AcreX manages properties directly, under its New Jersey broker license, at the rates on this page.
