What multifamily management costs
Houses and 1–4 units: 8% of rent collected
Apartments, 5–49 units: 6% of rent collected
Apartments, 50–99 units: 4% of rent collected
Apartments, 100+ units: first 99 units billed like a 50–99 unit building; 3% on rent from the rest
Any apartment building with rent above $150K/month: 3% on the part above $150K
No setup fee, no repair markup, no upfront fees. Cancel any time after 90 days. In New Jersey commissions are negotiable.

What does multifamily property management cost in NJ?
AcreX charges 8% for 1–4 units, 6% for 5–49 units, 4% for 50–99 units, and a tiered 3% on rent above the first bands for 100+ units or rent above $150K/month. Fees are on rent collected. In New Jersey commissions are negotiable.

Is the fee on gross rent or collected rent?
Collected rent. There is no management fee on rent a tenant does not pay.
What does management include?
Rent collection, tenant communication, coordinating repairs, lease renewals coordination, and owner reporting. Leasing vacant units is billed at the published leasing rates unless a management agreement says otherwise.
Can I hire AcreX only to sell later?
