How leasing usually works
1. Get a written opinion of rent — start with What is my commercial property worth? or call for a rent opinion.
2. Sign a written listing agreement (N.J.S.A. 25:1-16) that states the fee and term.
3. Market to owner-users and tenant brokers; share the fee 50/50 so the space is shown widely.
4. Negotiate term, TI, free rent, security and NNN vs modified gross.
5. Coordinate with your attorney on the lease; AcreX does not draft legal documents.
