Jonathan Libock also works on development sites in Southeast Florida. ## Fees (published schedule, November 2026) In New Jersey commissions are negotiable. Every fee is set in a signed written agreement. - Sales: 5% of the price up to $5M, 4% on the part from $5M to $10M, 3% above $10M; $10,000 minimum; split 50/50 with a buyer's broker. Example: $2M sale = $100,000. - Leasing: 5% of total base rent for years 1-5 and 2.5% for years 6+; on space above 50,000 SF, 4% and 2% on that part. Minimum $3,500 or one month's base rent, whichever is less. Renewals at half rate. Split 50/50 with a tenant's broker. Example: 6,000 SF at $18/SF NNN, 5 years with 3% yearly increases = $28,669. - Property management (% of rent collected): houses and 1-4 units 8%; apartments 5-49 units 6%; 50-99 units 4%; 100+ units, first 99 units billed like a 50-99 unit building and 3% on rent from the rest; any apartment building, 3% on rent above $150,000/month; retail and mixed-use 5%; office 4%; industrial 3%.
