Questions to ask every broker you interview
Which mixed-use buildings like mine have you sold or leased in my county in the last two years? What was your role?
How would you price my property, and what data supports that?
Who are the likely buyers or tenants, and how will you reach them?
Who will actually work on my property day to day?
How will you report on showings, offers and feedback?
What is the fee, the term and the exclusivity, and can I see the agreement now?
Can I speak to two owners you have represented?
What to check before you sign
The broker’s licence on the NJ Real Estate Commission licensee search.
A written agreement with fee, term and exclusivity. New Jersey requires it for a broker to collect a commission (N.J.S.A. 25:1-16).
Recent transactions you can verify, not only rankings or awards.
Should I use a local or a national brokerage?
Either can work. Large firms bring national buyer and tenant networks and research teams; smaller local firms often give an owner senior-broker attention and deep town-level knowledge. What matters most is the individual broker’s recent local results with your property type.

What does it cost to hire a broker?
Commission is negotiable and set in your listing agreement. New Jersey requires the agreement to be in writing for a broker to collect a commission (N.J.S.A. 25:1-16).

What should I have ready?
Have these ready: rent roll for apartments and commercial units, all leases, operating statement, certificate of occupancy, rent control registration and zoning. Buyers and tenants move faster when the facts are on paper.
