The 4.7-acre site gained an affordable housing overlay by a 4-3 vote in March 2023, adopted as an alternative to the Sheraton Crossroads site. Research notes describe up to two market-rate units, a point to confirm. Sources: 1, 2.
Mahwah approves Toll Brothersโ 60 townhomes on former post office site
Toll Brothers won quick approval from the Mahwah Planning Board for 60 for-sale townhomes on the long-vacant former post office site at Franklin Turnpike and East Ramapo Avenue. Twelve of the homes will be affordable. A December affordable housing settlement raised the siteโs allowed density from 45 to 60 units, which helped the plan pass in two hearings after an earlier senior housing proposal stalled. The board voted on July 27, 2026 and memorialized the approval in August. Market-rate homes are expected to sell for roughly $800,000 to $1.1 million. Sources: 1, 2.
