Frequently asked questions
What are industrial cap rates in northern NJ?
Matthews reports a 6.36% average cap rate for northern NJ industrial property in Q3 2026, with pricing at $214 per square foot.
Do you have commercial properties for sale in Hudson County?
AcreX does not publish a listings feed here. Tell us what you are looking for and we will send current opportunities that match.
How is a commercial building valued?
Usually by the income approach: net operating income divided by a market cap rate, cross-checked against comparable sales per square foot. At a 6.36% cap rate, $100,000 of NOI implies about $1.57 million.
Who pays the broker when I lease my building?
It depends on the listing agreement you sign. In New Jersey a broker can only enforce a commission agreement that is in writing (N.J.S.A. 25:1-16), so the fee, who pays it and when it is earned should all be spelled out before marketing starts. AcreX explains its fee structure in the consultation.
