Project notes

Guttenberg rezoning could affect 98-unit high-rise plan on Adams Street

7001 Adams Street, LLC filed in November 2024 for a 14-story, 98-unit high-rise at 7001-03 Adams Street in Guttenberg’s R-5 high-rise zone. The application has been listed as pending completeness since then. Guttenberg has since introduced Ordinance 17-26, which would rezone every R-5 property, including this block, to the R-4 mid-rise zone and leave the town with no high-rise district. That could limit the project’s height. Sources: 1, 2.

CMB 69 Investors seeks amended plan for 48-unit mid-rise on 69th Street

CMB 69 Investors, LLC filed case ZB 2026-2 on April 23, 2026, seeking amended site plan approval for a 48-unit residential mid-rise at 416 69th Street in Guttenberg, Block 17 Lot 28.01. Echevarria Industries is the developer, in a joint venture with Black Bear Asset Management and Bettina Equities. The joint Planning and Zoning Board listed the application on its July 13, 2026 agenda while completeness was still pending. Sources: 1.

36-unit mid-rise proposed at 6812-6818 Park Avenue, Guttenberg

6812-18 Park Ave, LLC filed case ZB 2025-8 on October 22, 2025 to build a 36-unit residential mid-rise in Guttenberg’s C zone at 6812-6818 Park Avenue, Block 34 Lot 4. The joint Planning and Zoning Board of Adjustment deemed the application incomplete on November 17, 2025. It was listed again on the board’s July 13, 2026 agenda, and no decision is recorded in the agenda entry. Sources: 1.
