Project notes
Bloomfield developer seeks more time for 125-unit Broad Street project
Bloomfield Broad Associates Urban Renewal, LLC asked the Bloomfield Planning Board in June 2026 to extend its approval for a six-story mixed-use building on Broad Street (Block 241). The plan has 125 rental apartments over 6,500 square feet of ground-floor retail, with 227 parking spaces. Michels & Waldron designed the building and Dynamic Engineering prepared the site plans. The approval also consolidates the existing lots and splits the site into two development lots. Sources: 1, 2.
Valorev Capitalโs 35-unit apartment plan at 160 East Passaic Avenue
160 East Passaic Avenue, LLC, associated with Valorev Capital, is asking Bloomfieldโs Zoning Board of Adjustment for Class C bulk and setback variances to build a 35-unit apartment building at 160 East Passaic Avenue, Block 698 Lot 50, in the R-2B zone. The relief covers a side yard setback below the minimum, height above the maximum and lot coverage above the permitted limit. The hearing was set for September 17, 2026. Sources: 1.
Bloomfield Planning Board approves scaled-back 24-unit building at 666-668 Bloomfield Avenue
On June 24, 2025 Bloomfieldโs Planning Board approved amended final site plan for Franklin Development Group, LLC at 666-668 Bloomfield Avenue (Block 226, Lots 18 and 28, BCRD-II zone). The original approval of February 6, 2024 covered six stories and 30 units with 30 parking spaces. A May 6, 2025 NJDEP flood hazard area permit cut it to a five-story, 24-unit mixed-use building with 24 parking spaces, so the board reviewed the change as a significant deviation. Sources: 1.
