New Jersey Multifamily Development Pipeline Map
What this map shows: As of October 24, 2026, the sheet had 512 mapped multifamily projects with 62,758 units in northern New Jersey that are proposed, scheduled for or in a board hearing, approved, under construction or recently completed. The live map above reads the sheet directly, so its project count changes as rows are added or rechecked.
Statuses: As of October 24, 2026: Approved 280, Scheduled 103, Proposed 54, Under construction 27, Completed or built 25, Hearing noticed 8, Pending 8, Carried 5 and Denied 2.
Counties: As of October 24, 2026: Bergen 160, Hudson 132, Essex 113, Morris 42, Union 39 and Passaic 25, plus 1 project in Middlesex.
Dates: Board decisions in the data run from May 2021 to October 19, 2026, and scheduled or recent hearings from November 25, 2025 to November 4, 2026. 62 projects have no decision or hearing date in the sheet.
Inclusion rules: A project is mapped only after a person accepts it, it has confirmed coordinates, and it has at least 5 units, or at least 20 units in 28 urban towns including Newark, Jersey City, Paterson, Elizabeth and Hackensack. The map shows units approved when printed, otherwise units proposed.
Sources: Planning and zoning board agendas, minutes and resolutions, public notices, municipal and county records, fair share housing plans and settlements, and news reports. Every pin links to its source. There is no fixed update schedule: rows are added and rechecked as new board documents are read, and each row records its last-checked date.

How to use the map
Filter by county, town, status and project size, or search by project name, address or developer. Every filter writes to the URL, so a view like Bergen County, Approved, 100+ units has its own link you can bookmark or send to a partner. Click any pin for units (approved when the record shows them, otherwise proposed), affordable units, block and lot, decision date, developer and a link to the source document.

Inclusion rules (methodology)
A project appears on the map only after a person accepts the row. It must have 5 or more units, or 20 or more in the higher-density cities the database lists (including Newark, Jersey City, Hackensack, Paterson and Elizabeth), plus confirmed coordinates. The map shows approved units when the record has them and proposed units otherwise. Values are copied only when the source prints them. A blank field means the source didnโt say.
